Can foreigners buy property in Bali?

Foreigners cannot own freehold land (Hak Milik) in Bali or anywhere in Indonesia. They can legally lease property (leasehold), hold a residential property under Hak Pakai within minimum price and size limits — in Bali at least IDR 5 billion for a house — or use a foreign-owned company (PT PMA) that holds rights such as HGB for a licensed business. Nominee arrangements are void and, since 2026, expressly prohibited in Bali.
