What we do
We structure, build and manage investments in Indonesia. End to end.
In practice this means one team on the investor’s side across the whole life of an investment:
- Assess — the opportunity, the land and the numbers. See investment advisory, property due diligence and land and zoning checks.
- Structure — company, land rights, contracts and permits. See PT PMA and structuring and building permits PBG and SLF.
- Deliver — design coordination, construction control and handover. See development management and construction project management.
What we are not
We are not a real-estate agency and we are not a sales channel for developers. We can source and facilitate opportunities, but we are not paid to push a listing. We are responsible for how the investment is executed.
We are also not a law firm or a construction company. Deeds are signed before notaries, legal opinions come from licensed lawyers, and buildings are built by contractors. Our job is to coordinate them, check their work against the investor’s interest, and keep one line of responsibility.
Where we work
Our base is Bali. Current projects are in Cemagi (Badung), Nusa Lembongan and Ubud (Gianyar). We also assess opportunities elsewhere in Indonesia for investors who need a team on the ground.
Who we work with
Foreign individuals, families and companies — mainly from Europe, Italy, the United Arab Emirates, Hong Kong and Australia — who are serious about investing in Indonesia and want to do it inside the rules.
Working languages: English, Italiano, Español, Français and Bahasa Indonesia.
How we are paid
Our fees are agreed in writing before work starts: fixed fees for advisory and due diligence, and typically a percentage of the project budget for development and project management. On selected projects ICM also participates in the development alongside investors; in those cases roles and interests are set out in writing from the start.
